Home Information Packs - a step forward in reality business

With property deals in UK on the rise, and stats showing 9 out 10 buyers not happy with the buying process practised by the estate agents. This went on for some time and came to a point of no solution coming from estate agencies. When the problems reached the government represenetatives., the solution came in the form of introduction of  Home Information Packs, HIPS.

From 17 August, every home put on the market with three or more bedrooms will need a Home Information Pack abbreviated as HIP.

Every  HIPS includes a home energy efficiency rating and includes an Energy Performance Certificate,  containing details of the current energy set up & advice on how to cut carbon emissions and fuel bills.

The other documents included with HIP are a sale statement, searches and evidence of title.

The Home Information Pack ( HIPS) contains important information that buyers and sellers need to know. Home Information Packs including Energy Performance Certificates have been implemented on a phased basis which started on 1 August 2007.

Packs are now required for the sale of three bedroom properties and larger. Smaller properties will be phased in as soon as sufficient energy assessors are fully trained & qualified to issue the certificates.

Due to the faulty buy & sell process, current figures indicated one in four buy offers flopped in the early stages, adding costs for the sellers and buyers wasting time and money for making offers for properties that did not meet their needs. The main reason for this failure of a deal was lack of information available to the buyer at the time of making the offer.

HIPS address this problem by providing information to the buyer before submitting the offer for the property. This is sure to likely to make the buyers happy because they had all the necessary information free of charge at the time of the offer, and sellers will be happy because the no of flopped cases is likely to go down.
